Our Fees
The following fee schedule is based upon the scope of work as provided for and required by the Texas Real Estate Commission’s Standards of Practice for a property inspection. To view a copy of the TREC Standards of Practice, click here. Please see pages 50-71.
All fees are based upon square footage of the structure(s), age, type of foundation, and amenities.
Residential Inspection (Buyers and Sellers)
| Fee base / rate: | $ 0.15 per square foot , total for conditioned and non-conditioned space on slab foundation. |
| Minimum fee | $350 (fee applies if calculated rate does not meet minimum) |
| Pier and beam foundations: | Add $100 to fee base or minimum fee |
| Outbuildings: | Additional square footage is added to the main residence square footage and calculated at the $0.15 rate noted above. |

Property Condition Inspections: Please call or contact us with information on your property so we can provide you with a total estimated fee. Please note that this inspection is provided to owners or investors in a property, not properties being listed for sale, lease or trade. Current fee is $ 0.12 per square foot plus electrical and HVAC specialty inspection fees.
Re-Inspections: If a follow up, or re-inspection, is required of the same property which we inspected initially, the fee is 50% of the original total charge. A second report shall be generated for the client and forwarded, upon request, to as many parties needed.
Certified Copies of Pre-Listing Inspections:
Copies e-mailed or posted on-line for prospective buyers to access are provided without further charge to client, over and above initial inspection fees.
Discounts
Our nation’s military heroes, both past and present, as well as seniors (age 65 and older) are given our appreciation discount of $50. Additionally, volunteers for children’s welfare organizations, healthcare and community service (i.e. Fire, EMS etc.) and state approved foster care families with children are given a $50 discount.
Discounts cannot be combined and do not cover third party inspections, specialized or associated inspections.
